Â

Because our kitchens are bespoke, natural materials and finishes may contain variations in:
-
Colour
-
Grain
-
Texture
-
Veining
-
Tone
-
Character
-
Patina
Â
These natural variations are an inherent characteristic of the materials and do not necessarily constitute defects.
Â
4. Design process
Â
Our design process may include CAD drawings, technical drawings, rendered visualisations and material selections.
Â
Before manufacture begins, you will have the opportunity to review the final design and specification.
Â
You are responsible for checking that the approved design accurately reflects your requirements, including dimensions, configuration, appliances, finishes and other selections.
Manufacture will normally commence once the final design and specification have been approved.
Â
5. Design changes and variations
Â
Changes requested after design approval may affect the price and/or installation programme.
Where reasonably practicable, we will advise you of any additional costs before carrying out requested variations.
No significant variation will be undertaken without your approval.
Â
6. Quotations and pricing
Â
All quotations will set out the proposed specification and price for your individual project.
Unless otherwise stated, quotations are based upon the information available to us at the time of preparation.
The final price may be affected by customer-requested changes, changes to specification, unforeseen site conditions or other circumstances agreed between the parties.
All consumer prices will be stated inclusive of VAT where applicable.
Â
7. Payment
Â
Unless otherwise agreed in writing, our standard payment structure is:
50% — Deposit
A 50% deposit is payable when the order is accepted and before manufacture commences.
40% — Pre-delivery
A further 40% payment is payable prior to delivery and installation.
10% — Completion
The remaining 10% balance is payable following completion of installation.
Specific payment dates and arrangements will be confirmed within your quotation or order documentation.
Â
8. Contract formation
Â
A contract will be formed when:
-
We have provided a quotation and specification;
-
You have accepted the quotation;
-
The required deposit has been received; and
-
Farmstead Living has confirmed acceptance of the order.
Â
The quotation, approved specification and these Terms & Conditions together form the basis of the agreement.
Â
9. Bespoke goods and cancellation
Â
Farmstead Living kitchens are individually designed and manufactured to the customer's specifications.
Under the Consumer Contracts Regulations 2013, the usual cancellation right for certain distance contracts does not apply to goods made to a consumer's specifications or clearly personalised.Â
However, this does not affect statutory rights relating to defective, misdescribed or otherwise non-conforming goods.
Where any statutory cancellation right does apply to a particular element of a contract, we will comply with the applicable legal requirements.
Â
10. Your statutory rights
Â
Nothing in these Terms & Conditions affects your statutory rights.
For consumers, goods must comply with applicable legal requirements, including being as described, of satisfactory quality and fit for purpose.
Services must also be provided with reasonable care and skill.Â
We do not seek to exclude or restrict any legal right that cannot lawfully be excluded or restricted.
Â
11. Lead times
Â
Our typical manufacturing and installation lead time is approximately:
6–12 weeks
Â
The precise programme will depend on the specification, materials, appliances, worktops, design approval and availability.
Â
The 6–12 week period will generally begin once the required design approvals, deposit and relevant project information have been received.
Â
Lead times may be affected by circumstances outside our reasonable control, including supplier delays, material availability, appliance availability, transport disruption and site readiness.
Â
12. Delivery
Â
Farmstead Living provides delivery and installation services throughout the United Kingdom.
International delivery may be available by prior agreement and will be considered on an individual project basis.
Â
Any additional international delivery, transport, customs, duties, taxes or associated costs will be discussed and agreed before proceeding.
Â
13. Site preparation
Â
Unless expressly included in your quotation, you are responsible for ensuring that the installation site is suitably prepared.
This may include:
Â
-
Suitable foundations or supporting surfaces
-
Electrical supplies
-
Water supplies
-
Drainage
-
Gas supplies where applicable
-
Suitable access
-
Structural works
-
Landscaping
-
Removal of existing structures
-
Any required permissions or approvals
Â
We will identify known requirements during the design process where reasonably practicable.
Â
14. Site access
Â
You must provide safe and reasonable access for delivery and installation.
You must inform us in advance of any relevant restrictions, including:
-
Narrow access
-
Steps
-
Restricted parking
-
Gates
-
Low bridges
-
Restricted delivery times
-
Difficult terrain
-
Other access limitations
Â
Where previously undisclosed access restrictions result in additional costs, these may be treated as a variation.
Â
15. Installation
Â
Farmstead Living will install the kitchen in accordance with the approved specification.
Unless specifically included in your quotation, installation does not include unrelated:
Â
-
Building works
-
Landscaping
-
Electrical works
-
Plumbing
-
Gas works
-
Structural works
Â
Where specialist connections are required, these should be carried out by appropriately qualified persons.
Â
16. Appliances
Â
Appliances supplied as part of a Farmstead Living kitchen may be manufactured by third-party manufacturers.
Manufacturer warranties and conditions may apply separately to those appliances.
If an appliance becomes unavailable or is discontinued before installation, we will discuss an appropriate alternative with you.
Â
17. Natural materials
Â
Natural stone, granite, oak and other natural materials are inherently variable.
Variations in colour, grain, veining, texture and character should therefore be expected.
Where samples or photographs have been used during the design process, they are intended as an indication rather than an exact representation of the final installed material.
Â
18. Timber
Â
Oak and other natural timber will naturally change over time as a result of exposure to sunlight, weather and environmental conditions.
Changes in colour, tone and patination are natural characteristics of timber.
We will provide appropriate care and maintenance guidance for the timber finishes used within your kitchen.
Â
19. Completion
Â
Following installation, you will have an opportunity to inspect the completed kitchen.
Any obvious issues should be brought to our attention as soon as reasonably practicable.
This does not affect your statutory rights relating to defects or non-conformity that become apparent later.
Â
20. Aftercare
Â
If you experience an issue with your Farmstead Living kitchen, please contact us at:
sales@farmsteadliving.co.uk
We will assess the issue and, where appropriate, arrange inspection, adjustment, repair or replacement.
Any separate manufacturer warranty applicable to an appliance or component will remain subject to the manufacturer's own terms.
Farmstead Living's own additional warranty period will be confirmed separately once our warranty policy has been established.
Â
21. Customer responsibilities
Â
You agree to:
-
Provide accurate information relating to your project
-
Provide accurate dimensions and site information where requested
-
Review and approve designs promptly

Â
Design drawings, CAD files, technical drawings, renders, specifications and other design materials produced by Farmstead Living remain the intellectual property of Farmstead Living Ltd unless otherwise agreed in writing.
Such materials must not be reproduced, distributed or used to manufacture products without our written permission.
Â
24. Delays outside our control
Â
We will make reasonable efforts to meet agreed programmes.
However, we will not be responsible for delays caused by circumstances outside our reasonable control, including:
-
Severe weather
-
Flooding

Â
Nothing in these Terms & Conditions excludes or limits liability where doing so would be unlawful.
This includes liability for matters such as death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot legally be excluded.
Nothing in these Terms & Conditions affects your statutory consumer rights.
Â
26. Complaints
Â
If you have a complaint regarding our products or services, please contact:

We will investigate the matter and seek to resolve complaints fairly and reasonably.
Â
27. Consumer contracts
Â
Where you are purchasing as a consumer, these Terms & Conditions are subject to applicable UK consumer protection legislation.
Consumer contract terms must be fair and transparent, and an unfair term is not binding on the consumer.Â
Nothing in these Terms & Conditions is intended to remove or restrict a right that you have under applicable law.

Â
Where you are purchasing in the course of your business, different legal provisions may apply.
